Florida's Construction Lien Law

According to Florida Statute 713, Part 1, as it pertains to home construction and remodeling, those who work on your property or provide materials and are not paid-in-full have a right to enforce their claim for payment against your property. This claim is known as a construction lien.

If your contractor fails to pay subcontractors or material suppliers, the people who are owed money may look to your property for payment, even if you have paid your contractor in full. This means that if a lien is filed against your property, your property could be sold against your will to pay for labor, materials, or other services which your contractor may have failed to pay.

Area Contractors

As a convenience to customers, the City of Fort Lauderdale is has compiled a list of area contractors. Please note that this list does not serve as an endorsement or referral of any kind. Selecting a contractor is solely the decision and responsibility of the property owner.

IMPORTANT: As of October 1, 2015, all plans submitted to the City must be no larger than 24 x 36 inches only. This standard size will be vital to our digitization efforts in the future.  

Engineering

Each project is very important to us and in an effort to maintain exceptional service during this high-paced time, and allocate the resources needed to perform the reviews and inspections in a timely manner, we are incorporating the following actions to help streamline the Engineering review process, starting the week of April 18, 2016:

  • Every Tuesday & Thursday from 2:00 PM – 4:00 PM, “Professional Day” appointments will be available by scheduling one-day in advance – Please call 954-828-5232.
  • Engineering permit inquiries for less complex matters (10 minutes or less) may be addressed every Tuesday through Thursday from 9:00 AM – 11:00 AM.

We appreciate your patience while we continue to make improvements on executing the reviews more efficiently, and are able to bring in additional resources. It has been our pleasure to serve you and we look forward to your continued support while we strive to improve our services to meet your needs.

Zoning

We appreciate your business and each project is very important to us. In an effort to maintain exceptional service during this high-paced time and to allocate the resources needed to perform the reviews and inspections in a timely manner,  beginning the week of April 4, 2016 we are incorporating the following actions to provide our neighbors with the review and discussion time necessary to help streamline the Zoning review application process:

  • Monday through Thursday meetings can be scheduled between 12:00 pm and 4:00 pm.
  • Walk-in inquiries for less complex matters may be addressed every Monday through Friday from 8:00 AM – 10:30 AM.

Trees and Landscaping

We appreciate your business and each project is very important to us. In an effort to maintain exceptional service during this high-paced time and to allocate the resources needed to perform the reviews and inspections in a timely manner, the following actions have been incorporated to provide our neighbors with the review and discussion time necessary to help streamline the landscape review application process:

  •  Every Monday from 10:30 AM – 3:30 PM will be available for “Professional Day” appointments;
  •  Walk-in inquiries for less complex matters may be addressed every Monday through Friday from 8:30 AM – 10:30 AM.

To schedule a landscape inspection, please use our automated system by calling (954) 828-6520. 

For Code Compliance complaints, please call (954) 828-6520 and press 2.

Currently the average review time for single-family residential or stand-alone permits is five days, while larger projects may take up to ten days. We appreciate your patience while we continue to make improvements on executing the reviews more efficiently and plan for appropriate resources.
