Riverside Park Neighborhood Character Plan

Located south of Broward Boulevard, north of Davie Boulevard, and set between the twin forks of the New River and Interstate 95, the Riverside Park neighborhood offers a wide variety of housing types, is home to a large urban high school, and prides itself on lush vegetation and a natural setting provided just minutes from downtown.

In an effort to identify, enhance and preserve the unique and desirable elements of the neighborhood and guide future redevelopment, the City of Fort Lauderdale hired the Consultant Team of Civic Design Associates to develop a Neighborhood Character Plan for the area.

An initial public design workshop with the consultant, City staff and neighborhood constituents took place on January 28, 2006. Participants took part in several exercises including an image survey and team presentations that generated public input about the study area and ideas for the character plan. The results of the initial workshop, followed by a presentation of specific strategies and recommendations of the character plan were presented back to the community on February 18, 2006. A final draft of the plan was presented to the Riverside Park Residents Association Board for their comments on September 16, 2006. Following additional input and plan refinement, the Riverside Park Residents Association voted to adopt the Riverside Park Neighborhood Character Plan on Sunday May 6, 2007.

The plan identifies areas in the community to protect, enhance, potentially infill or redevelop. It includes an evaluation of existing conditions and zoning requirements and provides guidelines that address building typology and placement, landscaping, swale areas and tree canopy, pedestrian circulation and green building practices. The Riverside Neighborhood Character Plan PDF File (10.6MB) was presented to the City Commission on June 5, 2007.

The next step in the process will focus on implementation efforts. In the immediate future, steps will be taken to prioritize certain elements of the Character Plan that can be implemented directly, without significant resources.
