South Regional Activity Center - Community Vision Plan
The city is analyzing the South Regional Activity Center (SRAC) to create a plan for future growth. These efforts are intended to gain feedback from community members and stakeholders to help evaluate and create consensus on the future vision of the SRAC.
The SRAC primarily consists of small commercial, office, and medical businesses, single-family and low-rise multifamily residential uses, and the Broward General Medical Center (BHMC). Existing conditions encompass a mixture of densities, heights, and uses, that create incongruencies in development patterns. But with the creation of a Community Vision Plan guidance on future redevelopment efforts can be formed, with the goal of creating a SRAC Master Plan, based on the feedback received from community members, stakeholders, and businesses.
Project Approach
The creation of a Community Vision Plan is Phase One, with a goal of gaining a big picture consensus on the direction of development in the SRAC. The Community Vision Plan will be used to guide Phase Two, which involves updating the South Andrews Master Plan, the adoption of form-based development regulations, and potential future land use designation amendments.
Public Outreach
The Development Services Department will be conducting a series of community meetings to be held within or near the SRAC to gain feedback on streetscape design, density, building typology, open space, and any other opportunities or concerns community members and stakeholders deem important.

South Andrews Avenue Master Plan
On January 4, 2011, the City Commission approved the SRAC-SA Zoning Ordinance and SRAC-SA: Illustrations of Design Standards on second reading.
This was accomplished through the provisions of the South Andrews Avenue Master Plan, accepted by the City Commission on May 18, 2004 for the study area consisting of properties located on both sides of a mile-long stretch of South Andrews Avenue that extends from the Tarpon River (north) to State Road 84 (south).
The adopted ordinance and SRAC-SA: Illustrations of Design Standards serves as a guide for development projects that will achieve the goals and vision of the South Andrews Avenue Master Plan. It details the potential of the area to create an active urban setting offering a variety and mix of uses including housing, shopping, employment and entertainment.
The adoption of the SRAC-SA Zoning Ordinance and the SRAC-SA: Illustrations of Design Standards also allows for adaptive reuse of existing buildings in an effort to recognize this area’s past as the urban center of downtown Fort Lauderdale while permitting changes of use to further the goals of master plan.
