Lien Amnesty Program

Effective October 1, 2026, through September 30, 2027

The City of Fort Lauderdale's Lien Amnesty FY 2027 program establishes standard administrative lien reductions for properties meeting all program requirements: a fifty percent (50%) reduction for eligible residential properties, and a twenty-five percent (25%) reduction for eligible non-residential properties.

Additionally, the following violation types for both residential and non-residential properties are eligible for a ten percent (10%) reduction:
• Nuisance violations
• Repeat violations
• Noise-related violations
• Vacation rental violations
• Irreparable or irreversible violations

Applicants must satisfy all eligibility requirements, including bringing all properties owned within the City of Fort Lauderdale into full compliance before receiving lien amnesty. 

Lien Amnesty Qualifications and Requirements

  • The liened property, and any other property within the City of Fort Lauderdale with the same owner, must be in full compliance (no fines owed or current violations, whether cited or not).
  • Your application must include date stamped photos (no older than 30 days) of the front, rear, left side, right side, and street view of the property.
  • For owners with multiple properties in the City of Fort Lauderdale, please email photos of the front of each additional property to LienAmnesty@fortlauderdale.gov (failure to do so may delay application processing).
  • If the applicant is not the owner, a notarized power of attorney granting permission from the owner must also be submitted with the application.
  • A non-refundable fee of $175.00 must be paid at the time of submission (the application will not be transmitted until payment is made).

Lien amnesty will apply exclusively to eligible code enforcement fines and liens. Administrative fees, hard costs, legal expenses, demolition costs, utility liens, recording fees, and other direct costs incurred by the City will remain ineligible for reduction.

Additional Relief

The City Manager will have the authority to grant additional relief above the standard reductions for both residential and non-residential properties based on the following criteria:
• The reduced lien amount exceeds the assessed value of the property; or
• The applicant demonstrates a verifiable financial hardship.

All fees and costs associated with the code violation shall be paid within ninety (90) days of the approval date of the lien amnesty application.

Once the City receives and processes full payment of the reduced lien amount, along with all applicable costs and fees, the Code Enforcement lien will be released.
